The boiler in your rental property is essential for providing hot water, heating your home, and keeping your tenants comfortable. While you don’t need to replace a boiler often, choosing to buy a new one is an important decision that requires some thoughtful consideration and research.
Choosing a reliable, long-lasting, and energy-efficient boiler benefits landlords and tenants by enhancing comfort, reducing energy bills, and minimising maintenance costs.
This article provides landlords with essential guidance, tips, and key considerations when purchasing a new boiler for a rental property.
Landlord Boiler Responsibilities
A fully functional boiler is crucial in a rental property. If it’s not working properly, the home may not meet safety and habitability standards for tenants. Keeping the boiler in top condition is a legal requirement and should be a priority for landlords.
Here are the key responsibilities landlords must uphold regarding a rental property’s boiler:
- Maintaining the Boiler – Under Section 11 of the Landlord and Tenant Act 1985, landlords must keep installations for water, gas, electricity, sanitation, space heating, and water heating in good repair and working order.
- Fixing Boiler Issues Promptly – According to the Homes (Fitness for Habitation) Act 2018, landlords must ensure tenants have adequate heating and hot water. Boiler problems are considered emergencies and should be resolved within 24 hours.
- Arranging Annual Boiler Servicing—As per the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange an annual gas safety check by a gas safe gas-safe engineer for all gas appliances. Tenants must receive a copy of the gas safety certificate before moving in and within 28 days of subsequent checks.
- Providing an EPC Certificate – Landlords must have a valid Energy Performance Certificate (EPC) and give the tenants a copy at the start of the tenancy.
